Virtual Staging vs. Real Staging -My Expert Opinion.



Virtual staging has become increasingly popular in the real estate industry, as it allows real estate agents to present a property in the best possible light without the need for physical staging. However, while virtual staging can be a useful tool, it is not as powerful as real staging when it comes to selling a property.


One of the main drawbacks of virtual staging is that it can be difficult to convey the true size and layout of a property. Virtual staging often uses furniture that is too small or too large for the space, which can make it difficult for potential buyers to envision themselves living in the property. Additionally, virtual staging can make a property look cluttered or cramped, which can be a turn-off for buyers.


Another drawback of virtual staging is that it can be unrealistic. Virtual staging often uses furniture that is not available for purchase, or that is not appropriate for the style of the property. This can be confusing for buyers and can make it difficult for them to envision themselves living in the property.


Real staging, on the other hand, allows potential buyers to envision themselves living in the property by showcasing the property's best features and allowing them to see the potential of the space. Real staging can also help to overcome issues such as small or cramped spaces, by using furniture that is appropriately sized and arranged. Additionally, real staging can help to neutralize the property and make it more appealing to a wider range of buyers.

Furthermore, Real staging also benefits from the fact that it's tangible, buyers can see the property in its full scale, feel the space, and touch the materials. They can see the natural light coming in, the textures, and the colors. This creates a more realistic and emotional connection with the property that virtual staging can't replicate.


As much as virtual staging can be a useful tool for home sellers & Realtors, it is not as powerful as real staging when it comes to selling a property. If you can get a buyer to fall I love with the home upon walking in over get them focusing on the cracked tile or damaged paint in an empty room then you'll be able to more likely capture an offer from them.
